STANDARDS FOR RENTAL APPLICATION
This resident standards for rental criteria has been formulated and is enforced in accordance with local, state, federal and all applicable fair housing laws. The same criteria will be used for all applications, without regard to race, color, creed, sex, age, religion, national origin, familial status or handicap.
Other criteria will include, but are not limited to:
ID REQUIREMENT: ALL applicants 18 years of age and older must show a Government issued photo ID at the time of application.
AGE: Applicants must be 18 years of age or older.
OCCUPANCY STANDARDS: Limit of 2 persons per bedroom.
INCOME: Gross verifiable employment earning and/or other income must equal 3 times the monthly rent for individuals or 4 times for roommates.
CREDIT HISTORY: No credit score (requires co-signer and/or one month deposit). Cannot have the following within the last 2 yrs: Non-medical Collections > $500 (excludes paid). Non-medical Judgments > $500(excludes paid).
BANKRUPTCY: Any bankruptcy must be discharged prior to applying/approval.
CRIMINAL HISTORY: Below crimes are an automatic denial – No Exceptions
EMPLOYMENT: You must have six months on the same job, in the same profession, or show proof of student or military status.
RENTAL HISTORY: Current and prior rental history for the past three (3) years, with positive rental. Rental verifications must also show that proper notice, of the terms of the lease contract were fulfilled, prompt payment history (no more than 4 late payments in 12 months), and no complaints or other lease violations during the tenancy.
EVICTION AND SKIP HISTORY: NO evictions for cause or skip history in the last 5 years. Balance owed to a landlord could result in a denial of the application.
CO-SIGNER QUALIFICATIONS: Verifiable total income of 5 times the monthly rent, positive credit status. Attachable verifiable assets in a large enough proportion may suffice. Co-signer must sign Guarantee Agreement for each lease term. Co-signer is responsible for all lease obligations.
CONDITIONAL APPROVAL: Any person or person’s not meeting full credit or rental criteria maybe approved with an additional deposit, not to exceed two (2) month’s rent.
Roommates are each fully responsible for the entire rental payment, and all must execute the lease.
This apartment community is under no obligation to provide housing to every applicant. We are allowed by law, and required by policy to make sound business judgments, which will be based upon facts, past experiences and rental history. Any applicant denied based on information provided on credit report will receive and Adverse Action Letter consistent with Federal Fair Credit Act requirements. All applicants and applications are processed in a consistent, non-discriminatory manner, in which the health, welfare and safety of people and property is of paramount importance.
My/Our signature below acknowledges that I/WE have read the above standards for tenancy and understand that I/WE will be judged on the above standards, and must meet them to qualify for tenancy. Furthermore, I/WE understand that if denied the application fee is non-refundable.
