Leasing Policy

We are delighted that you have decided to make one of our residence’s your home. Hall Equities Group is a member of the National Apartment Association. Please review the following eligibility standards and please complete the attached application if you believe you meet the criteria.


  1. A completed application for all applicants 18 years or older.
  2. Government issued driver’s license, passport or photo ID required. No photocopies or scans will be accepted. We must be able to verify the original document.
  3. Provide 2 years verifiable rental history from an unbiased source.
  4. If applicant is a current homeowner, a deed of trust or loan document is required to provide proof of home ownership.
  5. Provide (2) two consecutive months of most recent pay stubs, job offer-letter or 2 years income tax returns if applicant is self-employed or retired.
  6. A combined gross income of at least 3 times the rent.
  7. A satisfactory credit score equal to or greater than 650, generated through AAA Screening and Equifax. An increased Security Deposit may be required for credit scores under 650, subject to Management’s approval.
  8. The Pet Policy varies for each property. Make sure to check with the Community Manager for the building at which you are applying.

An application may be denied for any of the following reasons:

  • Incomplete or false information
  • Inability to verify past rental history or poor references
  • Inadequate verifiable income
  • Poor credit report less than 650, court judgments, filings for evictions or a bankruptcy which must be 3 years or more from discharge.
  • Criminal RecordWe process applications in the order in which they were received on a first come first serve basis. We will accept the first qualified applicant. Each applicant must pay an application fee of $35.00. The application fee is itemized as follows:
